Pavilion site ripe for development

No abnormal ground conditions have been found on the Pavilion & Ferry Terminal site according to the results of a ground investigation commissioned by Howard Holdings and undertaken by Geotechnics Limited, a leading specialist in geotechnic and geoenvironmental sciences.

Managed by Waterman Civils Limited, Howard Holdings’ engineer advising on the structural design elements, the investigation was undertaken to determine the geotechnical characteristics of the ground and groundwater levels and establish the extent, if any, of any contamination and ground gases. All of these things feed in to the design of the building foundations and superstructures.

The land based investigation comprised drilling 18 boreholes of varying depths to gather soil samples and indicate the profile of the subsoil layers down to the load bearing Oxford Clay. In addition, trial pits and trenches were dug to show the layers in situ and help identify the route of old foundations and obstructions, pipes cable and sewers etc; and gas and ground water were measured to determine levels and concentrations.

All samples and results were tested in quality controlled laboratory conditions. The results show that the ground is capable of sustaining the loads typically imposed by this type of mixed-use development with no sign of geological hazards or indications of site contamination.

Gary Charman, Regional Director at Howard Holdings, said: “The land based investigation and subsequent analysis undertaken by Geotechnics is based on representative samples from the boreholes, pits, trenches. Work below ground always carries the greatest uncertainty and site investigations seek to minimise the risks as much as possible.


“The studies have confirmed that the ground appears consistent with the archive records and photographs. They constitute another substantive part of the work necessary to inform the design process and ensure that we understand the issues in advance of an outline planning application,” he added.
